Operative words
1. The right of a residential landlord to proceed to trial in an eviction action to terminate a rental agreement for unpaid rent that accrues on or after March 13, 2020... is deferred from the date of this order until May 31, 2020, if a tenant can demonstrate to the landlord... that the tenant: a. suffered a substantial loss of income resulting from COVID-19 or the related state of emergency, such as job loss, reduction in compensated hours of work, closure of a place of employment; or b. missed work to care for a relative or a child due to notice from a school or a childcare facility that the child may not attend due to closure or attendance limitations related to COVID-19.
